BRIDGING LOANS

Bridging is used as short-term finance for buying and/or refurbishing a property.

 

With LTVs up to 100% of purchase price depending on circumstances and potentially 100% of works as well. 

If you are looking for a quick injection of capital, bridging may be right for you.

DEVELOPMENT FINANCE

Borrowing larger amounts, with the bulk upfront and the rest drawn over the build process? Development Finance is considered short-term lending to help developers with the purchase and build costs of a project.

 

Finanze can also introduce you to JV and Mezzanine lenders to evaluate all your options. Suitable for residential, commercial and mixed-use projects.

DEVELOPMENT EXIT
FINANCE

Development exit finance is a type of short-term financing solution used by property developers to bridge the gap between the completion of a property development project and its sale or refinancing. This is particularly useful for developers who need to repay their existing development finance or construction loans but have not yet sold all the units or properties in the development.

BRIDGE TO LET MORTGAGES

Most BTL mortgages won't allow any significant refurbishment and need tenants in situ.

 

If you need to renovate the property and want to save on paperwork and fees, a Bridge To Let may be more appropriate.

 

This is a bridging loan and BTL mortgage rolled into one. 

BUY TO LET MORTGAGES

Up to 75% LTV available and Capital Repayment or Interest Only options, providing flexibility to pay off costs incurred or even use to buy the next property.
